Home Buyer and Seller Sewer Repair Planning, explained.
A standard home inspection does not see inside the sewer. A line that looks fine from the cleanout can hide roots, a belly or cracked clay, and the surprise usually arrives after closing. For buyers, a sewer scope is a cheap way to avoid an expensive problem. For sellers, it removes a worry from negotiations and gives buyers something solid to look at.
We run a camera down the line, record it and explain what we see in plain terms: the material, the age, the condition and anything worth acting on. If repairs make sense, we show the options, including no-dig ones, and what each would mean for the yard. Buyers can use the findings to negotiate; sellers can fix a problem before listing or hand buyers a clean report.

Do I need a sewer scope if the home looks fine?
Many buyers choose one for any home that is more than a few decades old. It is especially useful where mature trees and old pipe are common.
Can sellers use the scope?
Yes. It can ease negotiations and show buyers the line has been looked at.
What if the home has no cleanout?
We can often scope through another entry or add a cleanout if the buyer and seller agree.
